The four-part decision framework
Cost alone is a bad way to decide — a $1,200 repair sounds cheap right up until it's the third one in two years. Four questions, in order, get to a better answer:
- How much of the roof is actually affected? A common industry rule of thumb: once an inspection finds damage across more than roughly 20% of the roof, replacement is usually the better spend. This needs a real inspection, not a guess from the driveway — see the roof inspection page.
- How many layers does the roof already have? A roof with two existing layers is not a candidate for "just patch it" — most roofers won't add a third layer, so a repair there is a repair on a roof that needs a full tear-off eventually regardless.
- What's the repair-to-replacement cost ratio? When a repair quote starts approaching roughly a third of a full replacement quote, the math usually favors replacing — you're paying most of the way toward a new roof without getting one. On a typical $9,000–$18,000 Reno replacement, that line lands in the low thousands.
- How old is the roof, and how has it aged? Architectural asphalt shingle typically runs 20-25 years. Curling, cracking, or granule loss showing up in multiple areas — not just where the current problem is — is a sign of age, and a repair doesn't fix age.
A worked example
Say an 18-year-old asphalt-shingle roof in Sparks has one wind-lifted section after a storm, plus scattered curling shingles on the south-facing slope that the roofer notices while up there. The repair itself — resetting or replacing the lifted section — might run $600–$1,200, well inside the national repair range. But if the south-slope curling is widespread rather than a few isolated shingles, that's the age signal from question four above, and the honest recommendation is usually: fix the wind damage now if it's actively leaking, but start getting replacement quotes rather than treating this as a roof with years of easy repairs left in it.

Two things that push the decision earlier in Reno specifically
- Elevation and ice barrier. A roof above 5,300 feet without ice-barrier underlayment — common on older homes built before the current code — is a roof where a "simple" eave leak repair may not actually solve the underlying ice-dam problem each winter. A full re-roof is the point where that underlayment gets added.
